Recent Successes

It's an exciting time here at SES, with a variety of interesting projects being worked on. Below is a small sampling of some those that have wrapped up recently.
Consumers Energy Jackson Innovation Center - Jackson, MI
The former Woolworth Department Store in downtown Jackson was completely renovated, transforming the four-story building into a unique office space where Consumers Energy and other tenants can work and collaborate. Designed to achieve LEED Certification, it features multiple solar PV panels on the roof, water and energy metering, and several other sustainable features.
Michigan State Emergency Operations Center - Dimondale, MI
Consolidating several departments into into a single convenient location facility, this project involved the renovation of more than 100,000 square feet of space within the existing command center, as well as a new 27,000 square foot hardened building. Construction was completed and fully-operational just in time to assist with the Flint water crisis.
Shinola - Detroit, MI
Since its debut in 2013, the Shinola brand has become incredibly popular all over the globe, so it should come as no surprise that just three years later, its Detroit flagship retail store was too small. The space inside the Willy's Overland Building was completely renovated and expanded, creating a new shop nearly three times the size of the original and better able to accommodate all the business it's bringing in.

Update: Geothermal Tax Incentives

The federal tax incentives for geothermal HVAC systems are currently set to expire on December 31, 2016. Residential systems include a 30% tax credit and for commercial systems there is a 10% tax credit and a five year accelerated depreciation schedule, which can have significant impact on the financial analysis. In December of last year, the solar industry was able to get their 30% tax credit extended through 2023, and includes a clause that allows a project to be qualified based on the project start date as opposed to the current project completion date. It’s been reported that geothermal was left off of the extension due to a “clerical error”, and while the geothermal industry has been trying to correct this "error" for the last seven months, the Geothermal Exchange Organization (GEO) and their lobbyists have so far been unsuccessful. GEO is now reporting that they are putting all their chips into H.R. 5167 – Technologies for Energy Security Act which was introduced to the House on May 6, 2016.
Regardless of whether the tax credits are extended this year, we strongly believe that geothermal systems will continue to be the HVAC system of choice for many of our clients. Historically, we have designed and installed geothermal systems for many schools, universities, non-projects and several other projects where the owner has no federal tax liability and tax credits were not even in play. It's really no surprise when you consider that geothermal HVAC systems often have the lowest life cycle cost, and the high density polyethylene piping used to build the ground heat exchanger (GHX) has a warranty of fifty years and will likely remain operational for many generations to come....What other system can offer that??

If you’re still burning fires in your building to keep warm, maybe you should be talking to us about an all-electric alternative that is sustainable, practical and efficient.
This week we performed two formation thermal conductivity (FTC) tests on the lawn of the Michigan State Capitol building as part of geothermal feasibility study. These tests will establish the thermal conductivity of the soil, deep earth temperature and drilling conditions, helping the project team to determine the life cycle cost of installing a geothermal heating and cooling system. Just last week SES completed an FTC test at the historic Edsel and Eleanor Ford House in Grosse Pointe Shores, and we are currently providing geothermal design work for Toyota facilities in Michigan and Kentucky, and for The Crystal Mountain Resort in Thompsonville, MI.

Taking It Personally

Principals Mike Callahan and Todd Vercruysse have teamed up to present informative lunch and learns to some of our clients.The presentations cover a variety of topics to consider for multi-tenant residential projects such as types of systems, space and code requirements, and what data is needed for programming. All attendees leave with a belly full of delicious food, a head full of great information and a copy of The SES "cheat sheet" booklet to keep as a reference for future projects. Congratulations to mechanical engineer, Jeff Kane, for passing his PE exams! Jeff marks the tenth professional engineer here at SES.
We are true believers in the benefits of building information modeling (BIM). We have invested heavily in the Autodesk Revit platform and continue to make significant investments in hardware, software and training to keep up with the latest BIM advancements. We recently sent all of our technical staff for additional Revit training where they learned some great new information to help excel as the AEC industry continues to moves toward three-dimensional modeling as its standard. Courses included basic fundamentals, advanced/refresher, Revit collaboration tools, template and family creation, and Revit for project managers. We are currently working on a number of great BIM projects and are looking for opportunities to build upon our success.
