Dear NaCSBA Member,
Whilst it may not seem it on the ground, 2019 is looking like a pivotal year for our sector. Wales led the way with the announcement of its self-build fund, and Scotland followed with its introduction of self build-registers.
In England we had Right to Build Day on 30 October which NaCSBA celebrated with Richard Bacon MP at the wonderful Build It Self Build Education House at Graven Hill, which is increasingly being built out.
Finally, the need for further support from Government has been recognised in the Conservative manifesto - see below. I am sure we will all soon be fed up of hearing “2020 vision”. Before we get there my vision is that it will be the Year of Self Build - more about this next month. My thanks to all who have supported NaCSBA and hence made all of this change possible.

RIGHT TO BUILD DAY
Right to Build Day triggered our Freedom of Information request - sent to 327 local authorities in England to track activity around the Right to Build and the supply of plots. So far, the results are showing a mixed bag of practice - results we will be sharing in the New Year.

HELP TO BUILD EQUITY LOAN SCHEME
With Government in purdah for the elections, activity around the Help to Build is on hold. NaCSBA's Right to Build Policy Commission is lobbying to get self builders to access a 5% mortgage product, a Help to Build to rival Help to Buy.
2020 THE YEAR OF SELF BUILD

Conservatives support self build
NEWS With the manifestos released, the Conservative Party has bolstered its years of sector support with a commitment to continue "helping people who want to build their own homes and find plots of land". What's more, it seems to be intimating that it will help would-be builders access Help to Buy...

We need more small plots to come to market, says FMB
NEWS The Federation of Master Builders has called for more small sites to be created to support the Small-and-Medium-Enterprise house building sector in its Building for the Future document. The manifesto calls for Government commitments on issues around housing, skills, build quality and net-zero.

New custom build site comes to Laindon, Essex
NEWS A new collaboration between Custom Build developer Unboxed Homes and architects MAE, AOC and Pitman Tozer has launched a 12-plot Custom Build site in Essex. Unusually, the new site is a partnership partially funded by some of the architect partners, with Unboxed Homes.

Javid backs 50/50 land uplift tax - reports The Telegraph
NEWS Hidden away in an interview with Telegraph reporter and author is the assertion that Sajid Javid would support a "morally justifiable" land uplift tax. Although reported hearsay, it does return the age-old land uplift debate to the agenda.

Housing supply up 9% on 17/18
NEWS Housing output has reached 241,130 net additional dwellings in 2018-19 - an increase of 9%. Interestingly, the controversial office-to-residential allowed through permitted development has nearly rivalled Custom and Self Build sector output, with questionable results in many cases.

NEWS Common to the manifesto pledges, the theme of energy efficiency in house building is emerging as a clear winner. From 2025 the Future Homes Standard will raise the game, although currently at consultation.

NEWS A new guide to design has been announced by Government, part of the revised Planning Practice Guidance. The National Design Guide sets out 10 principles of good design, helping us to recognise and create a well-designed place - much in line with the current theme of creating beauty in our environment.
